The association of builders puts out an annual cost survey/outline for new builds by area with average costs for grading, slab, framing, everything including interior finishes.

The previous owner mostly took care of the outside, but the interior is pretty dated and there are a lot of little things to do.

Maybe it is interior design, maybe it is developing rapport with tenants, maybe it is shopping for replacement items in your rentals for expensive repairs, but you have to get on the same page. 

Do you pay for these plans ($10/mo)? Are they worth it?

And most likely your siding and interior/exterior peeling paint is lead. 

I am 90% done with the interior, but if possible would like to get my cash out before the project is done.

The wholesaler spent about $120k in EM deposit, new survey, Phase I, interior survey, and some letters from city on zoning.

The bedroom is also the most interior of the bedrooms in the building, being entirely shaded.Bedroom 4, which is one of the farther bedrooms and the one that doesn't have one of these special "dampers", get particularly hot.
