Several unit had tons of crap (furniture, clothes, etc) all left behind.

All it takes is one idiot throwing a pillow or hanging clothes on a sprinkler head to cause a very bad day. 

You can make minor adjustments based on the type of appliances (dishwasher, clothes washer and dryer, air conditioning, etc.) and the size of the rental.

And, make sure the following are also gone:  clothing, toiletries, food, beds--anything that someone might use to live with. 

The other option was for them to stay at home and refrain from putting too much water down the drains (no washing clothes, no showers, no flushing toilets) and we would call for a "Honey Bucket" porta-potty to be delivered to their front yard.

On the side I run a small clothing flipping business that makes me about $8-$10k per year that all goes into my savings.

I grew up in a small Oregon logging community with government cheese, powdered milk, and 90% of my clothes were hand-me-downs or garage sale specials.

Keep in mind that other things use hot water too.. clothes washers, etc.Randy  

Today they called to tell me that the washer that came with the house leaks and the dryer doesn't adequately dry the clothes.

The tenant would always put her clothes in the laundry for more than 3 days straight every time and don't take her close out from the laundry!
