If you are going to allow pets I would recommend a pet deposit just in case they chew your countertop, scratch through a wall or window, and etc.Respect your tenants rights and know your rights.

The problem with houses that I buy are the door frames are solid old-growth wood, and the Dremel blade gets chewed up like nothing else, so it costs me probably $50/door frame in blades!
