There was a hold up on sewer capacity , they found out they had to get an easement from the state to cross a state road , that took time .

It is very expensive to build out here so I have also started looking at tiny houses and manufactured options.I am also curious about funding.

They can butt the hell out! 

If you're planning on doing out of state investing, I would recommend a condo/townhouse.

It's just not opting out of being a real estate investor.

I house hacked then rented it out after a year.

Have a way to double checking their information they give you on the application.  

I ended up entrusting five properties to their management, and I know of two other out-of-state investors who used them as well.

I have a number of lenders that I work with that will do up to 80% on a cash out refinance.
