I have a friend who lives in CT; I hear the seasons are beautiful and the jazz is great there. 

I am not sure if 50/50 on the llc is best, however, on a corp, 51% matters on everything, one should be a controlling share, the beauty of llc is, no matter how you split the shares, you still have control over the profit.

I guess this brings up a larger economic/philosophical issue: What happens to these beautiful brick homes and distressed communities when the costs to renovate exceed the current opinion of ARV? 

You have tons of military bases all around you oh yes and a beautiful thing called an ocean that people travel from all over the world to come visit.Go take an active look at your local market and get your feet wet.

So far you've witnessed what have essentially been two full-scale proof-of-excess moisture experiments, and are very possibly headed for a third.
