Aloha @Keith Barham, yes its geared for Lenders and Agents, however,  it works well for Real Estate Investors too! 

We like doing the hard work of doing due diligence, researching property histories, getting estimates, negotiating contracts, etc.We're also going to be looking to buy and hold in the near future possibly by BRRRRing.

You are correct that putting 3.5% down on a fourplex likely won't cash flow after one year.

You likely don’t need a real estate license to rent out your own property.

But, insurance costs are likely to rise, making getting mortgages for most people even harder to get.What is likely to happen is more creative financing going forward, private lending to increase and smaller houses being built in the future. 

If there are lease violations, mention them-you not having a key to access the unit WITH proper notice or in case of emergency is one of them.I'd also tell the tenant that they are clearly not happy there, so finding a new place is in their best interest as well and as they have several months, they should have lots of options.

If the condo association allows for short-term rentals, it most likely is not going to be HUD approved, which will mean each unit has to be purchased in cash or using a Non-QM loan.
