This is more than likely a scare tactic and I would ignore it or send them a nice response saying to go pound sand.  

Start with a polite convo with this unwanted tenant explaining to him that the people that leased to him did so illegally and he doesn't have a valid lease and that he has to be out by the end of the month.  

They are worried they are going to lose all 4 deals when I tell them to pound sand at $165,000. 

If you tell him to pound sand, which you should, I wonder if he would sabotage this deal for you?

If the big box store simply sent out their own installer, employee, then your argument is with them directly and I would be pounding my fist on the table and causing a scene in their store.. but that's just me...

You save yourself a lot of unwanted calls and waste on prospect time as well.

Contractors that are great have lots of options for work these days so investors trying to nickel and dime them for high class work at cheap prices they can tell that owner to pound sand.On the commercial side for retail used to 3 years ago you could get high quality builds for 100 to 105 a foot.
