I'm a licensed agent in both markets, licensed general contractor in columbus and soon to be miami, I travel to capital markets and the highest interest is in ground up construction and purchasing of entitled sites. 1 million is light for downtown but you can get 8-12 story sites for that that you can put high density on. phenomenal opportunities. best market in the country. you can sweat equity by doing the zoning meetings, helping on design, etc.

We need the personal attention at this point until we gain experience and confidence.

I've started cold calling local hospitals and larger businesses trying to see if I can secure a contract to provide them with a place to house their traveling professionals so more to come on that. 

Plans to were announced last month to invest $2B into the cities airport in anticipation of the population/business travel growth.

In the off season, I would market to work crews and others who might travel to the area for several weeks at a time.  

I threw myself into education so deep that I'm fairly confident that there isn't a book, course, tape set, cd set, made from the time ....How to make friends and influence people,(a book on tape, which is mandatory reading if your serious about this business),  all the way to every guru's advertised course  up until the year 2000.....

If you get traveling nurses, a lot of them work at night and sleep in the day. 

Assuming I had the experience, I would only buy a place with structural issues if I had 1) an experienced and trusted structural engineer telling me a clear, and verifiable explanation of the cause(s) of the problem and a viable and affordable solution, 2) trusted and experienced tradespeople who would be implementing the solution (carpenter, mason, etc.) confirming with me that they could fix the issue (with 90% or higher confidence that the issue could be resolved within budget), and 3) confirmation from city inspectors that the issue (and an inability to fix the issue) would not result in condemnation/revocation of occupancy permits. ...and even then, I'd only proceed if I had the cash reserves to ride out a major series of unexpected problems (e.g.; time overruns, budget overruns, unexpected revocation of occupancy permits from the city, etc.) 

While the market in Denver seems to be solid, and everything I find in my research seems to confirm that, I'm unsure of what the rental market is like and for what demographics (family, students, traveling nurses).
