It is NOT new undiscovered territory. 

Maintenance and repair comes with the territory.

I saw you're in FL, I'm not familiar but usually those really high targeted markets sacrifice cash flow for appreciation, so if you're looking for a higher mix of cash flow you might want to push your territory out a bit.

i appreciate that input. my experience with renting to families is that they try to take over and become territorial. 

FWIW, in my eastern NC market, the contract exercise time period in this market seems to be about 2x what it was six months ago, up to the 36-month territory.

I think the stress just comes with the territory.

NC HOUSE BILL 329 provided a new exemption by explicitly stating that an electric vehicle charging station operator can be exempt if the operator "procured the electricity from an electric power supplier, as defined in G.S. 62-133.8(a)(3), that is authorized to engage in the retail sale of electricity within the territory in which the electric vehicle charging service is provided."

Cons: 1) The penalty is money out of my pocket. 2) If the sale of the property occurs within a few months, am I then in short term capital gains tax territory?

In more rational times that would be considered phenomenal returns in equities over 15 years, Bernie Madoff territory.

I realize that tenants wear out carpet at about a 10X faster than I do and it goes with the territory.
