I don’t explicitly ask guests if they are family upon arrival.

I was thinking about adding this- that the renter should be responsible for paying the first $100 for any of the service calls to fix any  stuff in the house.

They do stuff like, they list your property on Hyatt and can take points.

Take the early retirement social media stuff with a grain of salt.

This company called Zoom Prospector / GIS Planning does great demographic stuff in the PNW and Midwest.You can also purchase data... costs a few hundred, but may be worth it for scoping out-of-state stuff.

If stuff hits the fan and you can't afford it, that's when you become a motivated seller. 

And while there IS free training sessions at KW, a lot of the good stuff costs money and is why their business model is so successful.Good luck with whatever you decide and I hope my points gave you some more to think about and to look into more options than simply those two.
