Everyone here seems very pro tenant, I can only assume that your areas produces stellar tenants that are honest and pay on time and keep the property up as if it was their own.

The schools are stellar too.Unfortunately the downtown area with the mill houses is priced beyond investment grade.  

For the most part, I own nice houses in less then stellar neighborhoods.  

sure since you have made millions in wholesaling then you should have a huge bank account.. simply close and resell... no more mystery than that.and if you have been doing it for years.. you should have stellar credit and tax returns to back it up and you can get LOC from local community banks..  

Doesn't hurt to do a little shot-gunning every now and then to have feelers out, but being the best transaction engineer in a specific neighborhood, knowing what things are worth and who owns what is stellar.

Looking to do some light remodeling on a property (installing flooring, tiling, new fence, rewrapping windows) have worked with several different contractors on our current property and haven't had stellar experiences, so hoping someone out there has a contractor they trust that they would be willing to share!

I was working for UPS at the time and had stellar insurance however the hospital entered something wrong and the insurance didn't pay for any of it.

I'll probably just go through my current provider (Country) even if it is a bit more since their claims reviews are stellar.
