I don't have functions where people go to a low or no fee seminar making wild claims and trying to suck them out of 40,000 or more ( talking in generalities not a specific company ).

No app or website or discount brokerage or whatever can replace the value that a good, experienced agent brings to the table for the average consumer home buyer. 

We do a pretty decent amount of land acquisition but we target specifically retail center points in rural areas.  

In most places that started with a notice to pay rent or get out (pay or quit notice) with a specific time-frame to comply.

There are some specific areas that I love helping investors target for multi family properties in PHX. 

The main reason is that it is not initially set up for a Real Estate business like other “real estate-specific” accounting software.

Then after that post whatever specific questions you have.

@Chris Blackburn, while I can't speak to this specifically, there are a few red flags I see in your post.1: A Realtor has to be a member of the national association of realtors, an industry trade group primarily focused on your typical home buyer.  

Proc. 2004-51, 2004-2 C.B. 294, that fall on or after the date of a federally declared disaster, are postponed by 120 days or to the last day of the general disaster extension period authorized by an IRS News Release or other guidance announcing tax relief for victims of the specific federally declared disaster, whichever is later.
