I am not sure who you are using as your Realtor but I would reach out to a Anthony Wong who specializes in investment rentals or buyig the right primary that can be converted to a rental that will cash flow.

I personally won't be doing them here in MD, but some people specialize in acquiring those types of properties and I would strongly suggest you to attend local meet ups and try to speak with someone who had done it successfully and never got burned.

When you have a client who already has the materials then the client can only retain the contractor to source for labor and quite frankly, I don't see a problem with the client sourcing for project labor here ( whether specialized or unspecialized).

A bank, or credit union, or anyone issuing a mortgage, can earn 5% interest from treasury bonds, or a money market account.

Also, do you happen to know of any property management companies in our area that specialize in mid-term rentals?
