The original plan was to 100% self fund the equity for the project, but if a high-quality GC is interested in taking on the project, I'm willing to open up the investment opportunity.The project involves infill development and ground-up construction of for-sale townhomes.

I would have to say less than 1 out of a 100 new homes built.. its a lot of work a lot can go wrong and for new home buyers they want it done then move in take all the risk out of it.. 

I've done a lot of research on different types of investing, and am now interesting in taking it more seriously.
