Also in my early days had a beach mansion that had a last minute 1 night booking supposedly for a couple celebrating anniversary. 

I have signed up and thought this might be useful information to my fellow investors.

If your lease contract is much more thorough and comprehensive than the lease they're on now, you may want to try having the current residents sign a new lease using your contract (you would probably need a mutual termination agreement as well to void out the existing lease; again, I'm not a lawyer, so definitely worth consulting one!).

Don't sign a management agreement unless you read through it carefully.     

If you get a loan, isn't your privacy blown when you sign the deed of trust?

One of our sign contractors is retiring.  

Three people signed the rental agreement, which states all tenants are joint and severally liable.

If I don't hear from them (or if I intend to non-renew their lease) I send them a 30 day notice to quit when we're 30 days out from the lease termination date.I state in the lease that I'm allowed to post "For Rent" or "For Sale" signs on the property and / or post "For Rent" signs in the window of the unit which is to be vacated, and further state that the tenant agrees to showings of the property with a 24 hour notice.

Some areas in SW Florida are showing signs of over saturation, but this investor is showing great revenue and over 90% occupancy.  

I talk with investors everyday that have purchased land and signed with builders just to find that they still have an empty lot, or worse a started building and the builder is non responsive.
