Although there were never any problems during the 15 years that I owned it... literally none, zero, nada the 2016 candidate lied and said the "entire" border was unsafe & the gov't took my land to build the border wall.

I looked for months, and looked at SFH, apts, houses on leased land, mobiles homes and everything that was cheap because I had so little money and had just started a new entry level job 9 months earlier. 

But even though we plan to hold the property the reality/risk of not being able to pull equity or sell easily later on without maybe a land contract is kind of concerning?

7 land flips, 2 purchases for long term rentals and 2 wholesale deal closed.

And if we are sliding into recession not just a soft landing, that Small Caps/commodities-minerals/BDCs (with falling net interest margins as 10yr falls and rising defaults) may all be a dangerous place to be? 

The builders ive tried talking to are mostly in communities so they do not build on land that was not theirs unless it was $350/sqft!
