To clear up this question - we can insure any investment property regardless of ownership entity as long as it meets the underwriting criteria as set forth by the carriers that underwrite our program (there are limits on unit size, number of stories, wiring type, requirements that buildings meet code and are well maintained, etc - no different than any other program or insurance company you may engage with).

I think screening will be your best friend if you go this route to prevent the most headaches. 2) I'd say the biggest problem renting by room is potentially laws about unrelated persons living in same household.

Then isolate on the storage.This is a good size location to start with. 

So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?

I did enjoy the location and the size of that city, though! 

I would start the whole process over with the tenant - application, screening, and approval.

Being that the size of this property pushes me into the “commercial” world, do requirements vary significantly (do commercial loans have the same seasoning requirements, etc)?

I’d take this as a lesson learned and put more emphasis on the tenant screening process moving forward.
