I might try reasoning with her if you think she can be reasonable :)  Remind her that if she is worried about what the background check might bring up, maybe the guy shouldn't be around her kids.

I usually give them 3 choices (although I have never inherited a tenantFor example1) $100 increase for 12 months2) $50 increase 24 months'3) $300 increase for month to monthAlong with a reminder that if they don't renew their lease they need to give notice.

As long as they've given plenty of notice, I remind them of their obligation to the lease and remind them that they are responsible for that entire lease but... if they will keep the place neat and clean so that I can show it to new prospects I will try to fill it.
