Because of this lack of response, your first party carrier did respond and further pursuits against the auto insurer are ongoing. 

I bought my second rental last summer (same size but on the other end of town) and am in hot pursuit of another now.

Two things I learned as I added residential investment property to my business pursuits. 1) don't buy where there are HOA fees if at all possible. 2) Find your local real estate investor association (my central Florida REIA dues are $200 annually).

Unfortunately, I'm not inside the US presently, which makes actionable pursuit of this matter arduous. 

I will be attending my local community college in January in pursuit of an Associate's degree in web development.

I think that so far the numbers warrant further pursuit.

What gets me out of bed every morning is the pursuit of a life of "luxury".

Even if you don't see a dime of remuneration (because you decide it's not a worthy pursuit or because it doesn't go your way), you will have learned many times the $6k worth of lessons if you get down to the root causes and build your processes to prevent that happening again.Be well,
