Have they explained why they prefer upfront payment?

- Motion trigger activation, and I’d prefer if it would record longer than 30 seconds when triggered - The ability to download and store videos - Real time notification on my phone when camera is triggered - similar to my Ring doorbell I use at my home- Cameras record both video and AUDIO- My ability to talk to people through the cameras would be a bonus - Night vision for outside cameras a bonus- Ability to remotely swivel horizontally - and vertically?

So, ideally a 30yr track record with no investor losses across hundreds of deals is preferred, but in reality, for many people reading this, you will either get experience and long track record, OR impeccable, no investor loss track record.  

Ideally, I’d prefer to invest in my hometown, Tyler, TX, about 2 hrs from Dallas, because I’m more familiar with the best areas to invest in and real estate is much cheaper than DFW.

Hey @Kyle Kline, these are all great questions to ask and ultimately it will be personal preference. 

I would prefer not to have to commit to an agent at this time, so an individual who has great real estate experience but is not a realtor is preferred.

., there is nothing wrong with beautifying war-zone areas but just know that you have to be aware of the element that you will be surrounded by, keep the candle burning bright because you may have to spend a couple nights in the property to keep it from being rampaged, i haven't step into this arena, i prefer to go where the houses are selling, in neighborhoods that i know i wouldn't be afraid to live, but to each his own, if you can get a line of credit opened and then from there look into getting a mentor or someone who has done this before if you want to build your portfolio, it wont be easy but nothing is life worth anything is, do you duty and due diliegence and you should be alright, let me know if i can help keep posting but most of all keep sharing

Generally I prefer money off to seller repairs because sellers have a vested interest in fixing things as cheaply as possible.

What is preferable option - should I ask them to be the applicant or should their son be the applicant and parent be the cosigner?

Ultimately, the decision will depend on your investment goals, preferred property type.
