I upped my offer by 3k, wrote a personal letter with a family photo, (did this because when speaking to the listing agent I found out the tenants cried when they learned the current owners were selling, so I knew emotion might be in play and wanted to let them know we are a young local family that care about our tenants). 

On one hand, yes, your nominal costs might be higher since you have more units, but your per unit costs will tend to be lower.

(Saved me $1000s) Prior to the deal in due diligence, Ask for all the move in inspections and photos, The Leases, and Security Deposits.

Some of the extended stay hotels offer these amenities, but the choices are limited.Part of what it comes down to is to host an AirBNB all you need is a photo ID, so there is a pretty low barrier to entry.

It's difficult to give specific advice/feedback with the limited information provide and no photos of the property.

I not only have photos of the problems, I also have text and emails and she viewed the problems herself.

You also could offer to pay the agent to attend an inspection or to take some more detailed photos for you.
