Anyone who thinks otherwise should search "Clayton Morris".Syndications have been mentioned numerous times and can produce solid returns.One that I have not seen mentioned (maybe I missed it) is NNN properties. 

What has made me less excited is the fact that numerous tenants of mine are now giving notice and buying their own houses!

I have spoken to the previous tenant numerous times asking them to change their mailing address for all of their future packages;  I even called the local Fedex, UPS, USPS multiple to request stop delivery all packages to my rental property under that person's name, but packages are still keep on coming even now.  

It's important to remember we are doing a balancing act with numerous Federal, State, County, and Municipal actions preventing evictions.

MY SWAG - In order, most likely to be delinq (NOT default):1) Shared office2) Hotels and self-storage3) Entertainment venues (movies, gyms, concert halls, restaurants)4) Office (if there is a shrink in the econ and WFH catches on)5) Industrial (since it's shrunk pretty much)6) Multi-units (same number of people and same number of apts need a place to go). 

Its 2020, this system feels like from 1980, and I keep trying to figure out why he wouldn't set it up on an automated platform where you don't have to be depositing 34 checks every month, and messaging numerous tenants to remind them their payment is due.

I recommend comparing your financial deal analysis on this property with deal analysis on numerous alternatives. 

Gift cards to restaurants or movies are always well received.

I tried numerous times again, each time having it contractually that I will obtain financing to close (since I thought it would be easy), and they had all fallen through.

We will find a really good deal numerically (relative to using the VA loan) but once the client visits the area and home decides against it.
