There's lots of funny stuff I learned once upon a time working short sales...and that is that we don't know what is going on behind the scenes.   

If you are planning to do estimates sight un-scene using square footage I would suggest your increase your amounts. 

The only things you really need to check for is common scenes safety items and that everything is working properly.

After you get that information, use it to calculate your return on that investment.From a quality of life stand point, forcing 2 families to share the same AC/heat is a scene set for disaster. 

It is not very close to the campus/bars/party & music scene with lots of friends stopping by daily.

another good CA source that has come on the scene is Coventus out of SF   for the very well qualified borrowers.. and there simply is no denying that scammers work BP  its just a generic statement.. but if you like passive aggressive I can accept that.. as long as it saves some newbie from sending 500.00 to Jamaica  

So your competition might not be the bidders you see on the courthouse steps, but rather the investors talking to the mortgagor behind the scenes who will be redeeming the note in the 5th month.Also, you will find realtors attending the sale and you’ll see them writing down the purchase prices.

And it could be attractive to out of state talent with an impressive food, music, and art scene.
