Windows--repair, replacement, etc--are on me. lol.I'm going to nag about replacing those dead trees in fall and I'm also going to see when we have it in the budget to refurbish the basketball court a little bit, and talk to the investors and see if they want to light it since right now, tenants have commandeered a light meant for illuminating the entry sign to shine onto the basketball court, and it's well located such that people playing after dark won't disturb people in the units.....

Once you lose your fear of vacancy, it is easy to deny bad applicants. 

If someone is fear-mongering against HELOCs, and that has you worried, ignore the scare tactics.

I enjoy the Over 20 years of experience has told me one thing, the opportunity will pass you by if you don't move now and your hesitation is just fear speaking due to a lack of preparation for that moment.

I realize most of the advice and investors you hear on BP and this forum are focusing on major cities for appreciation, but you can get great cash flowing deals in smaller towns. tenants banging down the door to find good rentals in these smaller communities, so the fear of not finding a tenant is a bit overblown.

My goal initially was to have this done by the end of last year but fear, analysis paralysis, not finding the perfect deal (hint: none of them are), and being "too busy" kept me from getting it done.

My fear is that if I purchase this duplex, the construction loan will fall through for the vacation rental being built.
