Before you jump through the hoops and incur the transactional fees of transferring this duplex titled to yourself and wife to an LLC can you articulate the liability exposure risks you believe could impact your personal assets?

Long-term, I aim to acquire multiple rental properties using the BRRR strategy to generate income and improve my community.

Howerver, I have resrvations about how this will impact the community's living standards as the development will immediately border some neighborhoods and could bring unwanted environmental impacts and noise. 

If you have a 12-month history of the property's performance, you may be able to get some wiggle room with more local banks for it.One thing that may impact the lender's ability to lend could be the Debt Service Coverage Ratio (DSCR), but as long as the property cash flows well then that shouldn't be an issue. 

If you’re doing multiple flips each year, you should be able to find one who offers a fair fee while ensuring your interests are protected.

Not to say this is bad, but depending on where a company is in their lifecycle, there are groups that can raise $10+mm and have never gone full cycle in a deal, thereby making it challenging to have $1mm of liquid capital available.Timing of closing: again, many larger check investors have multiple sign-offs.  

This is a huge plus because it offers liability protection, meaning your personal assets are shielded if there are any legal issues with tenants or the property.Doesn’t Appear on Your Personal Credit: One of the big perks is that these loans don’t get reported on your personal credit profile, so they won’t impact your credit score or debt visibility.

Unfortunately the additional fee disproportionately impacts smaller projects (I recently paid the same acceleration fee for  $600,000 SF renovation as I just did for a $2.5M school building conversion). 

Investors are likely seeing multiple offers on properties, and homes are selling relatively quickly.If you're considering investing in this area, it might be wise to act quickly when you find a property that fits your criteria.
