As a newbie and in the military, the turnkey niche is very attractive for my first rental property investment.

I think their ability to sell it is dwindling with COVID, but it is a well maintained B+ property in a great location near a military base. 

I am a military member and will be moving in about 15 months.

BUT, as with all things in the military, things are unpredictable especially with the COVID stop movement on PCS's, so I dont want to do a refinance as a primary residence then end up being unable to fulfill occupancy requirements if I dont get picked up for those orders.Anyways, anyone know how investment property rates foe a VA IRRRL are looking and whether lenders are even closing on them?

In about 13-15ish months my military contract will expire and I will once again become a civilian.
