I'm looking for proper support of the main load-bearing beam, and any joists that have been notched improperly or are not in good condition.  

The SFH had a garage converted to a bedroom, and the architect found that living space ceiling beams must be 8" wide, garage beams are not, and the windows are too narrow to provide a 2nd egress.

If their buy box is defined, they need to just be laser focused on everything that hits the market within that buy box-If these friends know exactly where they want to live, you could do some door knocking or send some mailers to those neighborhoods.

I was having customers call their own alarm company and I show up to find some alarm yokel drilling a hole in the center of a beam.

My personal opinion is that it's because their education is more laser focused on math and science, than the broad based education we have in American universities.

Coming down here to play ball made me love the area and wanted to laser focus in on this market with the growth and development going on... doesn't hurt that the lifestyle here right by the beach is amazing!
