I am unsure what case law there may be regarding STRs with regards to "public accommodations" versus a typical rental arrangement.

That was a non-starter for me.  

There can be exceptions, especially if you buy older homes or in non-HOA neighborhoods. 

If you don't get clear direction, then it might be a sign to offload it, especially since it's free and clear and your ROE trend is non existent right now.  

The following is in my purchase agreement and I alway get a MOC on all purchases  MEMORANDUM OF CONTRACT RECORDABLE, PERSONS BOUND AND NOTICE: Buyer may cause to be recorded, at Buyer's option and expense, in the public records of the county in which the property is located, an executed Memorandum of Contract.

These transactions don't included additional expenses the business incurs like meals, travel, dues, subscriptions, marketing, accounting, licenses, phone, internet, etc.

If someone thinks they can write a 2nd lease with that tenant for the same property for another11 months and still non-renew them at the end of their 2nd term, they are mistaken according to the above referenced law firm. 

There are many programs out there for foreign investors and foreign nationals, each with its own requirements/qualificationsUnless a new rule came out in the last few weeks, I am not aware of any loan any non-US citizen can get UNLESS they have a US bank acct.
