@Jay Hinrichs - I'm inclined to believe lenders will step up to the plate and offer the ability to incorporate buyer side commissions into the mortgage payments in certain situations.

I'm going through a pre-approval process right now just out of curiosity.

Currently:- I'm pre-approved for $275,000 but with my credit I think I can bump that up to around $300,000- Have $10-15,000 I can put towards a down payment or renovations- Have access to the VA Loan- Am saving approximately $1000 a monthCurrent Strategy?

Im dropping off pre stamped and addressed envelopes, which I know is much , but figured ill try to make this as easy as possible. 

My plan is 3.5~4% downpayment to keep the most cash in hand.I am ready to connect with lenders, but have no idea how to calculate the potential pre-qualified amount. 

I'm asking because they offered me a business opportunity to partner with them, I tried looking the company up but can't find any info on them other than when the company incorporated, they aren't even registered with the BBB.

I've used templates from BP and other sites like Avail as a start and then asked my attorney to incorporate additional language needed for MTRs like the utility caps, monthly cleanings, etc.
