Have a broker come in and say “ you won’t be able to rent this to non-smoking tenants without mitigation”Hire people don’t do it yourself.

If you run into challenges, call a different independent insurance broker - they usually rep numerous companies and I think you will find a solution.  

Lots of BS excuses and finger-pointing at their hired out Accounting Team for this.My biggest concern now in terms of this one investment is that they are way over-leveraged and are in a position where they will need to refinance soon which will likely result in negative cashflow with interest rates where they are at.   

Either sell or hire a PMC.

@Melody T.If this is your first syndication, I would schedule a call with a securities attorney and have them walk you through the PPM,.I would also hire a consultant to get answers to all the questions you posed, from fees, to alignment in interests, to the deal itself and the underwriting.Good LuckGino

As you talk to more people and educate yourself on the market you'll get a feel for how similar vendors compare and can make a decision on who to hire.  

If I was to do another house flip, I would definitely hire more things done to avoid trying to do the work around my regular job.

Hire a cleaner or find out the hourly rate and document your hours.

And even then, those really experienced folks are able to raise capital by hiring intermediaries (aka brokers) who are specialists at putting together the capital stack (equity/cash from the LP/investor + debt/lender + co-invest from the GP/developer).
