I need referrals for agent, contractors, and PM. 

I spent a handful of years with Keller Williams, who have some really great resources for agents just getting started.

Plus, lake property requires a lot of maintenance which again doesn't work well for aging populations.

Can you reply with recommendations for agents or property managers you think would be interested in working with us based on the CCC below?

Watch out for agents who are quick to offer advice that they themselves don't even follow.  

As a result based on your response, I do not think it would fit under this criteria and be treated as a regular FHA loan with 85% LTV and 1.17 DSC.On the other hand, for agency (Fannie and Freddie) deals, if the rents are what they consider affordable for the area that business counts as "uncapped" and typically has better terms even without LURA and other restrictions. 

My real estate agent suggested I start my own cleaning business, do clean outs for agents but I read that if the only experience I have in this is doing my own cleaning, it is not such a great idea.
