Updated all lighting throughout, paint, exterior and interior, cleaned up landscaping, added new sod and landscape lighting stained all decks, window treatments, kitchen hardware, updated furniture and excellent photos.

I use a rental rehab checklist that breaks down each area of the property (exterior, interior rooms, kitchen, baths, mechanical systems, and misc).

They usually come in about half that as long as they don't need all the windows and exterior doors replaced, but they can cost that much, so use that in your negotiations, that way even if the seller concedes to cover half, you might still get it all paid for.

The house is in a great location and will not have major expense (house was built in 2000, have new laminate floor, AC, and interior and exterior paint in 2015).
