I examined the property and everything is move in ready.

They examine purchase price and compare it with STR rents, to put it simply.

Title search, survey (if required/requested), examining title, preparing title report/title commitment, obtaining tax certs, getting final water readings, gathering payoffs, HOA, condo dues, adjusting pre-paid and unpaid items, preparing settlement statement.

After examining the pros and cons of getting licensed as a real estate agent we have decided that 1 of us is going to do so for a number of reasons.  

I just took my state RE exam in Maryland tonight and thankfully passed!

Now my pre-licensing class is about to be over and I have a class exam in 8 days which I must pass.

We both are in the corporate world, but I am in the process of becoming a Realtor (studying every night) and aim to pass the exam in January 2018 to better get my feet wet and immerse myself more in this realm of real estate. 

I would examine that report and see what is said because it should state what is need of repair.
