I've been getting some quotes for insurance and the premiums are very high.Quote 1 - Vacant Dwelling Policy from Evanston Insurance Company. $1200 for 3 month term                $160K Property Value (incl. improvements), $300K LimitQuote 2 - Builders Renovation Policy from Lloyd's of London. $917 for 3 month term                $80K - Property, $300K Liability, $1K deductibleBoth seem very high and I can't even use quote 2 because I am not using a licensed GC.

Been reading books and watching videos but I'm more of a hands on type of guy.

It's a single family dwelling and the rent should cover all of my expenses.

@Michael Lang,For next few years, dwell outside your comfort zone.

@Louis Mannikko  if your 401k is a solo 401k that you control.. you may want to look at investing NOtes or with a HML.. this is a very good use for those funds.on the fix and flip you may want to consider partnering up.. just make sure whoever you partner with is vetted thourougly.. plenty of " my idea and your Money guys out there" you can go on amazon or E bay.Look for any of the guru's written material and videos you can get those for next to nothing. look through them there are usually nuggets in each one that you can use.you can also spend untold hours on BP asking questions and reading and listening to pod casts etc.. of course this is free and just depends on if you have the time for that.

Basically we are wanting to take an old building and convert it to a few apartments or townhouse/condos or even to start small and just convert to a single dwelling.
