I think this strategy can still work if you have an ADU or maybe a separate living area with private entrance.I think a competitive price for travel nurses would range between $1600-2k per month.

Those people could be private money investors, or investors that can bring you deals! 

You can mention in your listing that it an be configured either as a bedroom or as a private office.

Some hard money / private investors have minimal loan amount restrictions. 

If the goal is asset protection utilize bankruptcy protected assets such as retirement accounts, homesteads, private annuities, etc; an asset protection “plan” that utilizes limited partnerships, foreign asset trusts based in Nevis or the Isle of Mann, or renounce your American citizen ship and move assets to Lichtenstein.  

Or it sounds like an FHA loan will be the way to go, unless I look for private money.

While we would like to cashflow at some point, we recognize that is likely downstream.
