Not sure what Delaware is like but Texas is starting to have meets ups again.

I think my next strategy is to move out to PA, DE, or NY.

I know that's an absolute anathema bordering on intolerable sacriledge and unforgivable hearsy to everything bureaucrats stand for, but it works amazingly well for those who must exist in the resource constrained world of the common man and has for time in memorial.

Our current residence is a 3/1 1420sqft and is located in a very nice, small town in DE with a very sought after school district 3 blocks from the school.

I've been mainly looking in Delaware and Sullivan counties, everywhere from Margaretville to Kortright to Andes and Roxbury.

I found a pretty good article here on BP about what is known as a Delaware Statutory Trust (DST).

Is it better to do it one by one (rental, residential, or equal) so that I have a better d/e ratio or can i do it all at once through different lenders?

I and my team have completed several hundred transactions in the last couple of years in Philadelphia and its neighboring suburbs (Montgomery County and Delaware County).
