It's possible you already knew this, but its always good to have someone lay it out in a thread to make sure it doesn't get overlooked - 1031s are an awesome tool, but they aren't for the faint of heart.

Buying in this climate is definitely not for the faint of heart but nor does it mean you won't come across a great opportunity.
