Here are the details:- purchase price was $153,000 in 2005- paid mortgage in full in either 2006 or 2007.I am trying to determine which is the better return whether I do fully furnished (where I pay for all of the utilities, my furniture etc) vs unfurnished (tenant pays utilities and provides own furniture).

Contractors,  moving around furniture, covering it, plastic everywhere, etc for a week or two probably.   

Bottom line if finding your kitchen stuff or furniture rearranged every time you go to the house bugs you, then STR is not for you for that house.

She could stay in a hotel or a friends house but she would still have all of her furniture and belongings in the house, is it unusual to just give them some time to move their stuff out into an apartment they can pay a deposit and first month on after closing?

We live in a commercial building with two children, concrete floors and zero furniture with the exception of mattresses sets.

I don't necessarily want to end the original lease and deal with the deposit since the tenant will still have all their stuff in there and I won't be able to see any major problems if there is a strategically placed piece of furniture.
