The best advice I can give you when it comes to operating the business is that you need to be local for your first one or few.

The authorities such as the DOJ, are already getting their heads around that.

It took a while to find trustworthy advice about this but I read the text of the law and it explicitly stated this, so I was lucky.2) The time you have between selling and identifying the replacement property is very short, and the time you have between selling and purchasing is also short.
