Should have sold it before the crash and bought again on the bottom, but still have good equity, so it is ok since we use it also.

I'm looking at two options: "very local" multi-families in the Lowell, MA area and property in Florida (where I used to live and have a buddy still there and his wife is a real estate broker and he used to flip/hold houses before the market crashed on him).Both are for income purposes.

When the market began to crash in 2008, demand for some assets disappeared immediately while demand for others continued at a strong pace almost 2 years.

I get that A LOT OF people that didnt make it were the ones that bought just before the crash at inflated prices and lost it during or just after the crash but I think this is a different situation.

She will trust what she writes more than what you put down on paper.Once you have arrived do at the framework of a deal, list out a simple list of terms in about 6-8 line items then a list of documents that will be required and tasks or conditions that are to be met be each party.

They didn't arrive at the conclusion that they wanted to invest in real estate because they had an abundance of extra cash and nothing to do with it; rather, they went the route of the 9-5, 5 days a week, work until retirement (when and if that ever comes), and then came to the realization that they had to do something different.
