When executed well, it can be an amazing way to build equity and have a new construction rental with little if any money left in the deal. 

There are amazing no income no doc programs and for first time investors available . 50% of the land and 100% of construction . what are you looking to build ?

It was an expensive and extensive remodel project but it worked out great because of the AMAZING purchase price!

In most cases, it seems like they'd be a good tenant, but in Chicago, you have to be extra careful given our amazing tenant laws (sarcasm)!

Now's a fine time, 2010-2022 was just an absolutely amazing time.
