Forming an LLC prior to taking title to a property doesn't take a lot of time.

I also require a picture ID of all adults prior to check in information being sent…..the combination of the above with no same-day bookings has pretty much eliminated guests that may have been up to something.

In a perfect world all defects would be removed prior to closing and there would be no claims. 

They mostly just want to see most recent bank statements to ensure you have proper funds for the down payment and portion of the rehab budget to start out prior to requesting your first draw.

I had verbally asked this question prior to signing the agreement but due to miscommunication it was misunderstood by the PM. 

I will start by saying this is a more challenging market compared to the dozen years prior to 2022.

Most though will have a due date in the beginning of the year such that you have the option of paying it in the prior year.
