Put signs on every window that says the same thing - "This house is not listed on CL, so dont send money to so and so".3. for those of you that do happen to list their rentals on the MLS, a sign on the window that says "this house is listed for $xxx, do not mail anyone any money claiming they can't show you the house and the key is with them".would this work?

I believe these are some of the reasons why truly experienced, good posters havent posted in a while, along with the forums being flooded with "help me find xxx even though I bring zero value in anyway shape or form" type treads.

Ian, I suggest you use the base contract and simply sayThis purchase is subject to that existing mortgage in the original amount of $xx,xxx, made on xx date of month, 2xxx, filed in book xx at page xxx in the Office of the Recorder of Deeds of anywhere, county, your state, the balance of same being credited at closing.Or similar, written on an addendum or if there is space or an appropriate line in the financing section, you can write it there.Trying to copy contracts and rewrite them is a pain with the chance of errors, just fill it in.
