Instead you attack like a shark and say that all my real estate ventures will be a fiasco. 

A judge may not take kindly to you trying to collect back rents from someone you sent to a loan shark where you obtained loan proceeds and due to that decission the tennant is now, not only owing back rents but also a sic loan.

I usually stick to blackjack, roulette and slots.

One you need the equity and you need experience to get loans.. you can buy rentals with limited equity ( ergo the attraction to the masses) and at least as it relates to your first 10 loan slots its pretty much a fico and income thing..
