I am a father to 2 beautiful daughters and am happily engaged to a wonderful woman (mother of 2 herself) and we are expecting our first, a girl.

We know the seller is very motivated, as she is selling this home (her mother's) and her home next door and moving away.  

I have lost quite abit of deals as well, most recently my old tenant called because there mother died and they asked if I would be interested in purchasing .

The 5th tenant was a mother upstairs, lived in a friggin pig sty. kid running around, garbage everywhere. definitely on drugs.

Here's the deal, her mother and brother both are deceased her mother deeded the house to her son in case she died first but he died before her she was 91 yrs old.

I'd consider living in my own home if it was a pretty good set up with a mother in law or something rentable in the property.  

Looking at a large old building,  formerly a nursing home.  

At that time my mother had a stroke and Dementia getting worse .

I've one many subject to deals and I've purchased many of Foreclosures...but I have not done many probate.Here's the skinny:Last payment was made Oct 1st 2014...owner died October 19th 2014, the ladies mother put the house up for sale and got a contract on it....then someone stepped in and told her that the her grandson is the actual heir to the property and that it needed to go through the probate process first before it could be sold.

Mother nature laughs last.
