There is a laundry list of criminal accusations against this person and in 2010 one these claims is 'substantiated'. 

There is a shed and a 2 story garage on the property which is being rented as well as 4 coin-operated laundry machines.Also, the seller has done a tremendous amount of work which means less repair/cap ex costs for me if I purchase it.The only way I could make this work is if I can get an FHA loan and house hack it.With these numbers I know it's not cash flowing much and it wouldn't be if I were to house hack.

The higher loan amount of the owner occupant is ballpark a wash with the higher rate of the investor, who is borrowing less due to the larger down payment.You can scale it up and down easily.

Are there any park amenities that need ongoing service (pool, laundry, etc)Is there any deferred maintenance (roads, landscaping, pads, pedestals, etc)How are they managing the park currently (3rd party management company, self managed?)

Makes one wonder which country put them together and on the long trip over to your local stores if some damage too place.My first "new" washing machine after graduate school and moving to start my first professional job was from Sears (the only place one could get appliances at that time). 

I also recommend posting a notice somewhere in each unit or in a common area that explains some rules like quiet hours, parking, use of laundry, not storing personal items in the common areas (laundry, hallways, etc.).Once the tenants are in, it's time to enforce.
