seems like the only optionnow you may be able to negotiate with the person who has the child support lien. or their heirs its an old lien .. they make take 1 or 2k and release it.I know my team here in PDX when we deal with these hairy deals they do wonders getting juniors to take minimal payments.. its all about working the phones and negotiating.and also Assuming the note is local to you.

When they put millions down to buy something they do not want the junior agent just out of real estate school or with just a few years experience working on small sub 1 million dollar commercial deals.So I have a very specific niche and clientele I focus on.

Wrap... we did hundreds of wraps.. and there is a DEED specific to these in CA.. called an All inclusive Deed of Trust.and in that document there is a notification provision that in the event that the first or underlying goes into default the junior ( buyer) is notified.. and further more there are provisions in that document to cure.. and to wipe out the sellers wrap equity if they are failing to make the payments on the Senior.. now frankly have not done one in years in CA..
