My new job as a software engineer is going to take me far out of state but I'd love to own a slice of heaven here.

A developer has a property under contract right now, he has the engineering done so that he will be able to develop the apartments.

I've lived down here for about a year and I work as an aerospace engineer at a defense company.

According to software made by nerds who have attempted to reverse engineer the mortgage-specific FICO algorithm, no a maxed out HELOC doesn't hurt you the way a maxed out credit card does. 

I will offer to hand over all my due diligence and prelim engineering to the seller if I fail to close.. thereby giving them value for taking the property off the market while I go through pre lim development ..

When I retire I will probably be “disabled” for hearing loss after being around jet engines for 27 years and back issues from rucking....there now I’m disabled....that does not make me a better person.

Those engines last forever, but at that mileage other parts do begin to break so you'd have to manage that, especially depending on the previous owners care.

Most, if not all stated they were able to quit their six figure job as an engineer/doctor/lawyer etc. after 3 years.

And we DO NOT allow automotive engine repair to be done in the living room anymore.

I will have an inspector and engineer come out during due diligence if I make an offer,  but I was curious if anyone here had any ideas about the extent of the problem and possible repair cost?
