Okay, so over-leverage is not borrowing from the bank too much - it's paying it back at such a fat payment which you can't afford. 

I'd like to give you a big fat chunk of equity for doing nothing.

If you're an inspiring wholesaler be careful with what you pay attention to on here, chance are you got into the business due to lack of a big ol' fat bank account, excellent credit, connections, etc.

You build capital but you will be able to buy distressed properties as a discount as a wholesaler, or if the owner has money and patience retail their home as an agent for a fat commission.

FATs footprint is larger.  

So again this is what you do, and you better get me some fat chickens for this awesome advice...Work on your website.
