What is the most efficient way to find probate leads if the local papers will not give/sell you a list of notices?

Hi Blair, I feel your pain there is nothing out there on the web with efficient quad designs.However I have 3 newer 4 plexes that I want to use the design from, but adding a bedroom and bath. 

There are a few title companies that Pittsburgh REIA members tend to flock to, because they are quick, efficient, and reasonable.  

If your in Higher end markets I suspect brokering for one who wants to put in the time energy and build a career is far better.What I see here on BP Is I suspect 95% of those that jump on here and say they are investor / wholesalers will not get past the first year if that.Whereas a real estate career if worked at is something you can do for a lifetime.. and if gets far easier as time goe's on..

The upside to all this is that it has forced me to spend more time looking for better more efficient contractors that I can trust and I believe this will failure will lead the groundwork for better flips in the future. 

Focus all your energy on being responsive to problems.

I've seen several ways but want to know the most efficient way to assess the value.

Along with the refi after a year or two, I would save up the cash flow to buy another property or contribute to the down payment to get to 78% LTV as fast as possible to avoid PMI and to be able to qualify for a regular loan.Based on everything I know, this plan seems to be the most efficient way to acquire as many units as possible in the shortest amount of time, but again I am fairly new and don't know all the possible options.

Course, that is market theory and how it works in most markets that are efficient.
